Selling your property
If you are thinking about selling your property, it will expedite matters if you inform us as soon as possible, even if you do not immediately have a buyer. If your home is mortgaged, we will need to obtain the Deeds from your lender in order to prepare the draft Contract for Sale. It is our aim to provide your buyer with a complete package of documentation at the outset and therefore you will be asked to complete some forms about your home. This will avoid unnecessary delay in completing your sale.
Buying a property
You should contact us as soon as the seller has accepted your offer on a property. We will then contact the seller's solicitors to obtain the draft Contract for Sale and submit the necessary searches. If you are purchasing with an aid of a mortgage, you should not contact your lender in order to obtain your mortgage offer. Gordon Dadds are Panel Solicitors for most banks and building societies and so we will usually act for your lender as well as you. We will not make an additional charge for this. However, if you choose a lending institution where Gordon Dadds are not Panel Solicitors, the lender may require their own solicitor to act on the mortgage at your cost.
Before a mortgage offer is made, your lender will do a valuation of the property. This valuation is only for the lender's benefit and its purpose is to confirm to your lender that they will get back their money if the property is sold. This survey will not necessarily reveal sufficient information about the state of the property and you may wish to consider a more detailed survey.
Costs
We will give you an estimate of our costs at the outset. We endeavour to adhere to this wherever possible, but we may need to revise our estimate if major, unforeseen problems arise in the course of the transaction. If the sale or purchase is aborted, we will charge for the work done.
We will give you details of Stamp Duty, Land Registry fees, Local Searches and other major expenses that go with buying your property.
